If you’re fed up with problematic neighbors, small rooms, and congested streets, a solution may be at hand.

There are not one, but two unique island sea forts coming up for auction at Savills later this month on June 18.

No Man’s Land Fort, located in the waters of the Isle of Wight, and Spitbank Sea Fort, located in the waters of Portsmouth Harbour, each have a guide price of £1 million ahead of this month’s auction.

Robin Howeson, director of Savills Auctions, said: “Throughout my career as an auctioneer I have seen a number of sea forts come to market and have achieved impressive prices as buyers have sought out these trophy assets.

‘Having been carefully restored by the current owners, No Man’s and Spitbank Fort represent exceptional market value, each valued at £1 million.

‘Both offer an opportunity like no other; a waterfront location, up to 99,000 square feet of space and an opportunity to champion the heritage and legacy of these iconic maritime structures.’

On the potential to add value to the forts, Howeson told MailOnline: ‘The pathways to adding value to any of the forts would depend on the intended end use.

‘There is prior planning permission to add a helicopter pad to Spitbank Fort and a full marina with an additional helicopter pad to No Mans Fort, making these structures more accessible to both owners and visitors.

“There would also be an opportunity to go green by installing tidal power generators or converting the forts to a variety of other uses.”

Located off the Isle of Wight, No Man’s Land Fort is a Victorian island fort that has already been transformed into a self-contained luxury private accommodation.

In this secluded yet accessible location, you won’t be short of space. Approximately 99,000 square feet of space is offered, with old-world charm seamlessly incorporated with modern amenities.

With panoramic views, the site is already operating as a hotel and event space, and there is significant potential to add further value.

Today, the four-storey fort has 23 en-suite bedrooms, crew accommodation, multiple bars and restaurants and several multi-purpose rooms, ideal for events such as weddings and parties.

The fort has a helipad and two jetties for visitors by sea.

The lower level of the fort has been converted into an entertainment space including laser battles, while the roof deck offers additional facilities including hot tubs, a fire pit, a bar and a Nordic bath.

The newly opened Lord Nelson Pub, The Cabaret Bar nightclub and additional entertainment spaces are located on the upper and lower levels of the fort.

The fort is fully self-contained with its own private water source in the form of an artesian well and comes equipped with marine generators and a sewage treatment plant.

Located in the waters of Portsmouth Harbour, Spitbank Sea Fort features approximately 33,000 square feet of space and 15-foot-thick granite walls.

The fort was built in the 1860s as part of a trio of forts to safeguard Portsmouth against potential naval threats from French ironclad warships.

It has been meticulously transformed into private self-contained accommodation.

The site currently houses nine high-end guest suites, a 60-seat restaurant, crew quarters and multiple event spaces. It has a wedding license.

Subject to planning consent, the potential for alternative uses is available, including, Savills suggests, using the site as a casino, an “ultra-private residence”, corporate offices or converting it into individual apartments.

Prospective buyers will also be pleased to know that the fort also features a wine cave, rooftop terrace, sauna, hot pool, fire pit, and sunbathing terraces.

Like No Man’s Land Fort, Spitbank Sea Fort comes equipped with a private water source from an artesian well, marine generators for power, and a wastewater treatment plant. According to Savills, the furniture can be negotiated.
