A tiny beach hut with no running water or electricity is for sale in Swanage, Dorset, for a reported £70,000

A tiny beach hut with no mains electricity and just a bench and some shelves inside is on the market for more than £70,000.

The 8ft by 5ft wooden cottage in Swanage, Dorset, has no electricity or running water and is very plain inside.

With just a few towel hooks, a storage bench, a countertop and shelves inside, the tiny cottage located on the private coastal estate is for sale for tens of thousands.

Although the property does not boast a huge number of assets, it does have unrivalled sea views over the beautiful sites of Old Harry Rocks and The Needles on the Isle of Wight.

Real estate agency DOMVS anticipates strong interest in the property, saying it is a “unique opportunity” to purchase a privately owned beach cottage.

In Swanage, the local council owns most of the beach huts, 15 per cent are privately owned and an even smaller number are available on a freehold basis.

Because this small property is freehold, prospective buyers will not have to shell out thousands of dollars in ground rent.

This is a long way from Mudeford, 18 miles away by road, home to Britain’s most expensive beach huts.

Beach hut owners on this stretch of coast are expected to shell out £4,500 a year in fees on top of the cost of their hut.

Not only does this little hideaway have incredible views and no rent, but it will also allow its future owner access to the private North Beach.

Swanage Beach as a whole has been awarded the coveted Blue Flag for 23 consecutive years due to its golden sand and crystal clear waters.

With a pair of terraces with double shuttered doors, the future owner of the cabin will be able to look out over the coast from the comfort of their cabin.

It also features a loft space for additional storage, a reinforced concrete roof and a treated wood frame, which acts as a sturdy structure.

There is also access to public toilets and fresh water nearby and although the cabins do not have electricity, some have installed solar panels to be able to produce electricity.

The cottage is available on a freehold basis, meaning that unlike beach cottages 18 miles down the road in Mudeford, prospective owners will not have to shell out thousands of dollars on ground rent.

John Beauchamp, of DOMVS, said: ‘The popularity of beach huts continues to rise, not least because of their investment potential – local huts can rent for upwards of £200 a week in the height of summer.

‘This is the best there is in Swanage. The views are simply stunning and its location on the seafront offers convenience and seclusion.

‘We are excited to find a new owner who will appreciate its unique charm.’

Jenny Mosley, the current owner, who has owned the cottage for a decade, said: ‘This beach cottage has been a treasured retreat for me and my family, offering countless moments of relaxation and joy.

“We have lovingly renovated it and I am sure the next owner will create their own wonderful memories here. It is a special place that I am sad to part with, but I am excited about the next chapter in its story.”
