A young woman has shared the exact method she follows to ensure she never misses out on a rental property, even when there are hundreds of others competing.

Althea dawn, Victoria, has a reliable set of rules that allow it to outperform thousands of Australians competing for property amid the current housing crisis.

And it all comes down to communicating your interest, getting ahead in the application process, and always reiterating that you are the ideal tenant.

“I’m going to tell you how to get approved for rental property every time… I have the steps and they’re simple and straightforward, but they’re vital,” he said in a video.

Althea’s first step once she finds a property online is to sign up for an inspection time, and as soon as the showing is scheduled, she submits the application.

The Smart Tenant said it’s critical to take the time to craft a detailed “about me” section that explains why you’re the ideal tenant.

‘Write the best story of your life about me, you have to write why this property is good for you, what you do and what your nature is,’ said Althea.

‘Then email the real estate agent and tell them you’re looking forward to attending the inspection that day at this time to meet them.’

She said the email should also include some information about yourself and why the property is a great fit for you, reiterating that you’ve already applied and are “ready to go.”

But when you go through the inspection, you need to keep in mind that the agent you emailed may not be the one doing the showing, and you need to leave a lasting impression.

“There are so many people, it’s vital that you stand out, go up to them, shake their hand and tell them I’ve been emailing the agent,” Althea said.

After a quick look at the property, it’s essential to indicate that you love it and have already applied, but you should make sure your references are finalized as well.

‘Then email the original agent, telling them the property is everything you ever wanted and if there’s anything they can do to help with the application,’ she said.

“And then you know what, you get the damn house because they can see that you’re focused and that you’re really organized.”

Althea said the trick is to not waste the agent’s time, be kind, respectful and emphasize that you are the perfect tenant and the “obvious choice” for the property.

She insisted that the “simple and effective” method always worked and that it never took her more than two weeks to find a new home.

The experienced renter added that if her trusted method ever fails, then it is time to start making friends with real estate agents.

Australians struggling in the rental market loved the advice, with many saying a similar approach had worked for them – one agent said it was a “perfect” approach.

“I totally agree. We write a CV with a photo of ourselves, about ourselves and what we ideally want, and we always get selected,” said one.

“I hung out after the open houses and chatted with the agents like we were best friends, which really helped me get approved,” another added.

Others recommended using AI to write a cover letter when applying, and many said spending time on a longer CV was important to stand out.

“I’m a former manager and the pre-application and one-page CV for hire was the most appropriate,” said one.

Another said applying for a rental took as much time and effort as looking for a job.

“I treat rental applications like job applications and the inspection like a job interview,” he said.
