Real estate in New York is incredibly expensive, but there’s a bargain up for grabs if you’re willing to make some compromises.
The average home in New York now costs $746,000, according to Zillow.
However, a new property in Rockaway, Queens, just hit the market for $110,000, and it even features ocean views.
The only drawback is that the two-story house that has four bedrooms, three bathrooms, a wood stove and a large kitchen is actually in Water.
The wood-paneled houseboat, currently docked at Marina 49 in the Arverne neighborhood of Queens, was list earlier this month on Facebook Marketplace.
The boat was built in the early 1980s and, according to the listing, “has had quite a bit of life.”

The owner admits that some areas need a bit of sprucing up, including the bathrooms, railings, and potentially the boat’s wood siding.

“From housing the crew of a famous sloop to surviving Hurricane Sandy to filming editorials and television shows (High Maintenance on HBO), this historic barge has seen it all,” the listing continues.
Buyers should note that the cost of much-needed repairs is not included in that attractive $110,000 price tag.
The listing tells potential buyers that the bathrooms, railings and “potentially” siding need updating.
Docking fees of around $2,100 might also scare away some buyers, but maybe not, given that the average rent in New York City is $3,760 a month.
Still, the owner wrote that with “a little TLC it can become the beach house of your dreams for a fraction of the cost of a ‘land house.'”
At one point the ship was called ‘Lucille II’, according to an Instagram page dedicated to its renovation.

A 2018 article revealed that two co-founders of a Brooklyn design firm pooled the money with friends to buy the very dilapidated boat and renovate it into the modern party boat it eventually became.
The group hired a company to move it from where they bought it, in Saugerties, to Rockaway Beach, where it remains to this day.
The boat has since changed hands and DailyMail.com has contacted the current owner for comment.
This listing is attracting a lot of attention, proving that New York City’s real estate landscape is possibly unlike anywhere else in the country.

A 2023 report from the National Association of Realtors said the middle class cannot afford about 75 percent of available listings.
But New York City is on another level.
A staggering 67% of home purchases in Manhattan were made in cash, while the average purchase price was $2 million, DailyMail.com reported in January.
But while this cheaper option may be tempting, make sure you’re not prone to motion sickness.
