A single car space in the basement of an exclusive Sydney apartment complex has hit the market for $150,000.

The 17sqm parking lot, located under the gated Bridlewood Gardens development on Brady Street in the wealthy suburb of Mosman on the lower north coast, was listed on Wednesday.

The space, which measures 6.42m long and 2.75m wide, comes with a storage cage and has already attracted several potential buyers.

Sales agent Robert Simeon described the space as “a one-time offer to the market,” where the car spot is subdivided from the unit block and can be sold on its own.

The sale of the car space is rare as the spots were usually reserved by its layers to the building – but this has a separate title.

Mr Simeon said there are “no guidelines limiting ownership” and added it could be ideal for “luxury car owners” who want to keep their expensive vehicles off the street.

“It’s an incredible opportunity to buy land in Mosman for just $10,000 per square foot,” he told locals Mosman Collective.

He said it was big enough for a 4WD—provided it got the 2.5m vertical clearance—but definitely wouldn’t fit on a trailer with a boat.

The $150,000 price tag is not unheard of for car spaces in Sydney, which can run up to $200,000.

The most expensive car space in 2021 was $305,000 on Macleay Street in Potts Point.

Residents of Bridlewood Gardens had previously been embroiled in a dispute with local residents who had parked in an avenue owned by the complex for 15 years.

The owner’s company has applied to install bollards in the lane, outraging neighbors on Ourimbah Road as there are so few parks in the surrounding streets.

In the end, the local authorities withdrew their application.
