The 1.84-acre property is located in the exclusive town of Indian Creek, a man-made barrier island in Miami-Dade County that has just 41 homes.

The parcel of land, located at 9 Indian Creek Island Road, was listed for sale less than two weeks ago, according to the real estate listing.

The property features 200 feet of water frontage on Biscayne Bay and offers its future owner great views of downtown Miami.

But perhaps one of the most interesting things about the property is that the potential buyer would build his house next to a house owned by Bezos.

The Amazon founder owns three properties on the island, located at 11, 12 and 28 Indian Creek Island Road. He reportedly paid $237 million for the properties.

Indian Creek is one of the “wealthiest, most luxurious and safest communities” in the world. The town is known as the “Billionaire Bunker” thanks to its mega-rich residents, who are a mix of celebrities and business moguls.

At an asking price of $200 million, the next owners of 9 Indian Creek Island Road will spend approximately $108.7 million per acre to own land on the ultra-exclusive island.

Ilya Reznik, a stockbroker at Reznik Group, told New York Post that the parcel is the “perfect place to build your dream home” and that buyers will have at their disposal a “conceptual design and construction plan” for a 25,000-square-foot property drawn up by renowned billionaire builder Manny Angelo Varas.

In addition to a large property, the lot offers future owners enough space to build a deep-water dock large enough to accommodate a 180-foot megayacht, Reznik said.

Residents will also receive high-level security, as the 300-acre island is guarded 24/7 by its own police force and marine control.

Additionally, upcoming residents will have the opportunity to join the island’s country club and 18-hole golf course.

Reznik said the current owners purchased the lot for $27.5 million in 2018 and They were “planning to build” on the property “but then plans changed and they decided to sell.”

The sellers, whom he described as “private persons,” are not willing to reveal their identity.

But Reznik added that “it’s more interesting to know which piece of land is next to Bezos than who the seller is.”

Bezos splurged on a third mansion on the exclusive island earlier this year, bringing his total investment in the area, known as the ‘Billionaire Bunker’, to $237 million.

Amazon founder agreed to pay $90 million for six-bedroom home in off-market transaction, according to Bloomberg. The strictly gated island beachfront property features a large front garden and outdoor pool.

The property is located on the opposite side of the island from the two neighboring houses he purchased last year.

Bezos purchased two mansions on the ultra-exclusive island last year, one for $68 million in June and the other for $79 million in October.

It is understood that he lives in the third mansion while the two mansions are demolished.

Bezos has been expanding his property portfolio since his engagement to Lauren Sánchez last year.

Indian Creek has previously attracted the likes of Jay-Z and Beyoncé, as well as current resident investors Carl Icahn and Jared Kushner.

Kushner and his former first daughter Ivanka Trump bought their home for $24 million in April 2021 and spent more than two years renovating it.

Carl Icahn reportedly bought his mansion in 1997 for $7.5 million, while Colombian banker Jaime Gilinski collected five properties to build a compound for his family.

Football star Tom Brady and his then-wife, supermodel Gisele Bündchen, were also building an “eco-mansion” in the community before their split.

Spanish singer Julio Iglesias is a long-time resident of the island and owns several properties, having moved there in the 1970s.
