He begins by noting that the median home price in the area is over $10 million and “what drives the property price up (is) the pristine snow, the empty slopes…it doesn’t get much better than this…that’s where the billionaires come in to play.”

Before entering the round, the hot home fairway highlights, which means no snowplow needed, besides Attractive facade of “Montana Timbers” and limestone.

Upon reaching the grand entrance way, Conover moves inside, with the first rooms he encounters Open plan living room and dining area.

“We’ve got white oak on the floors, we’ve got plaster on the walls, this limestone here on the fireplace,” he says of the space.

Another thing he points out is that the house is fully integrated, “meaning you have speakers throughout the entire space” and that the camera pans to some of the ceiling’s built-in speakers.

But Conover says the cut is resistance and the reason why this property is so exclusive.

Stepping through the double-height glass doors, leads viewers to the expansive balcony space that overlooks the cliffs beyond.

Next up on Conover’s tour, the kitchen is part of the open-plan living space.

Some of the notable features in the cooking area include two marble-topped islands, a large stove and oven, and a deep sink sink overlooking Vail Mountain.

A side patio off the kitchen features an oversized state of the art Wolf grill for grilling during the warmer months and more mountain views.

Other rooms on the first floor include the owner’s suite, which has floor-to-ceiling windows, a large gas fireplace, and an accompanying bathroom featuring a deep, free-standing soaking tub, steam shower, and vanity.

Off the primary bedroom is a study or “den space” and Conover tells viewers that “every room has access to an outdoor space.”

An ‘open staircase’ running through the house leads to an entertaining space.

Conover reveals some key features of this area including another gas grill and spacious bar area adorned with a temperature and humidity controlled glass enclosed wine cellar.

Powered by the main entertainment space, are the guest bedrooms and en-suite bathrooms.

There’s also the “Control Center” where everything from electronics to hot water runs, a mud room for dirty ski gear, a laundry room decked out with new machinery and a three-car garage.

For families, there is a standalone ‘nanny suite’, or it can be used as a guest house for those without children.

Conover considered

Conover is considered the “old property” rather than being described as a mansion. “Pieces in this neighborhood are so rare,” he explains, “that they’re from a generation where people tend to hold onto them.”

“I’d love to be the nanny in this house,” Conover says, as he highlights the fact that it has a large kitchen with a center island, gas fireplace, bedroom, and “its own porch with mountain views.”

The suite has its own entrance and exit leading to the car park in front of the house, so it offers maximum privacy.

Another major selling point for the home, though, is the heated outdoor pool that Conover says offers Instagrammable sunset views.

At the conclusion of his tour, he spoke with letting agent Ron Byrne of Ron Byrne & Associates Real Estate, who is currently advertising for the home.

‘This home is very special not only because it’s a new modern mountain home in Vail but also because it’s part of the Spraddle Creek Estate,’ says Byrne of the lot. Spraddle Creek is a truly special place because there are a very limited number of home sites, they are all one family, they are all very private and are Vail’s most unique community.

All homes are oriented and designed to maximize the views, you can see from every bedroom, from every primary space. Given the location of Spraddle Creek, you have a much longer day as you see sunrise all the way to sunset.

Meanwhile, Conover is a “heritage property” rather than a mansion. “Pieces in this neighborhood are so rare,” he explains, “that they’re from a generation where people tend to hold onto them.”
